If you’re looking for your dream home you might be thinking about questions to ask, or things to check when viewing a house. House hunting can be quite stressful so being equipped with a list of questions to ask will ensure you get as much information as you can about the house, so you can make an informed decision. Before you start, try to narrow down the area you’d like to live in. Also, know your budget and stick to it.

  1. What is included in the price?
         Get an understanding of what is included in the property’s price, such as carpets, curtains, appliances, and fixtures.
  2. Is there much interest in the property? Has there been other offers?
         This can help you ascertain the level of interest in the property and any competing offers can help you when making an offer.
  3. What is the BER rating of the property?
         Energy efficiency is increasingly important for cost savings (on energy bills and also potentially on mortgage rates) and environmental impact,                 
  4. What aspect is the garden?
         The orientation of outdoor spaces (e.g. south-facing, west – facing) can affect natural light, temperature, and overall enjoyment of the property.
  5. When was the property built
         The age of the property is important for insurance purposes
  6. Does the layout of the house suit you and your needs?
  7. How is the property heated?
         Understanding the heating system and insulation can indicate potential energy costs.
  8. Is there enough natural light?
  9. Is there parking available?
         Is there parking options such as in the driveway/garage/outside the house?  If not this will incur additional costs on an ongoing basis.
  10. Are there any other similar properties in the area?
         Comparing similar properties and their asking prices gives context to the price you’re considering bidding
  11. Has the property been altered or modified?
         Any property modifications e.g. extensions/conversions should be disclosed as they may have an impact on functionality & building regulations.
  12. Are there proposed developments in the area?
         Any future development can impact the property value and general aesthetics of the area.
  13. Has the roof been repaired or replaced since the property was built?
         Roof maintenance is crucial for property integrity, and recent repairs or replacements indicate proactive upkeep.
  14. How old is the boiler/cylinder? When was it last serviced?
         The age and condition of the water boiler/cylinder can help you to predict future/maintenance costs.
  15. Is there an annual service charge?
         For multi-unit developments, there may be an annual service charge.
  16. Are there good schools in the area?
         Proximity to schools and transportation influences property values.
  17. How much have similar properties sold for?
         Recent sales data of similar properties provides insight into market trends and property value.
  18. If you’re not familiar with the area, it might be worth visiting at different times over different days.
         Going to the neighbourhood at various times provides an understanding of its potential issues.

As you can see from the extensive list there are numerous factors to consider when buying a home. Don’t forget to take notes and ask questions. If you feel you need a second viewing, request one.
