All monies collected as part of the rent and service charge ( if applicable) should be kept in a separate account with transparent records for all expenditure and income.
3. Liaising with the owner
As well as the financial administration of the property, the management company looks after leases and other rental agreements. The Property Manager should ensure a positive relationship with their client, understanding their objective and requirements.
4. Tenant Liaison
It is also vital that the Property Manager builds a positive relationship with the tenants
5. Health and safety obligations
Health and safety obligations include statutory required preventative maintenance works such as fire alarm testing, emergency lighting etc.
6. Legal issues
Property management companies are very familiar with property laws and regulations as they often have to ensure that the Occupiers are compliant with the terms of their lease. This can include contacting tenants for non-payment of rent, service charge, etc.
